A mutual exchange is the agreement to exchange homes between two tenants with eligible tenancies.  It is an exchange of the terms and conditions of the two tenancies with each tenant taking on the full obligations of the other.  It is carried out by a legal process called 'assignment'. This means that tenants literally 'swap' tenancies giving their rights to one another.

If you are a secure or assured tenant, you can apply for a mutual exchange. If you have a short hold tenancy or you are a customer with Bromford Assured Homes, you do not have the right to exchange. Only tenants of housing associations or local authorities can be eligible for a mutual exchange.

We will only withhold our consent if there are certain issues outstanding on your current tenancy, for instance if you have rent arrears, or there are restrictions on the property you wish to exchange to - for example, where a resident lives in a designated over 55's' flat, if the exchange partner is not over 55 then this cannot proceed.
